Estepona’s old town has been transformed quietly over the last decade — flower-lined streets, painted-mural facades, pedestrianised plazas, and a restaurant scene that has grown without taking on the marina-resort character of its neighbours. For apartment buyers it is one of the most distinctive micro-markets on the western Costa del Sol. Most stock is owner-occupied, with restoration projects still feeding the supply pipeline as older units cycle through. Patio townhouses inside the old core, restored character apartments and the occasional penthouse over the painted plazas form the realistic stock. The catch is genuine: supply is limited, and the best units rarely advertise widely.
