Then there is the New Golden Mile belt running east toward Marbella, where the gated 2018-onwards new-build sits, along with the golf and coastal urbanizaciones at La Resina, El Paraíso and Seghers. Why buy an apartment in Estepona rather than Marbella? +

The short version buyers give us: comparable buildings sit roughly 30% lower per m² than Marbella, the building stock is newer, and the town itself has visibly changed since the seafront redesign, the orchidarium and the marina works. The trade-off is a quieter winter outside the centro — worth being honest about before you commit.

Which Estepona neighbourhood is right for me? +

If you want to walk to a café in February, the Old Town centro or the marina at Playa de la Rada. If you want modern specifications and a community pool, the New Golden Mile. If you want garden urbanización life near a course, La Resina or El Paraíso. We start every shortlist from how you intend to use the place, not a price filter.

Can a non-resident buy an apartment in Estepona? +

Yes — the process is identical to a Spanish resident's. You will need an NIE, a Spanish bank account and a local lawyer, and we coordinate all three. Resale carries Andalucía's flat 7% ITP; new-build, of which Estepona has the coast's largest share, carries 10% IVA plus 1.2% AJD instead.
