On the New Golden Mile it usually means a recent top-floor with a wraparound terrace and a community spa downstairs, priced toward the upper end of our range. Above the marina or in the renovated centro it can mean a modest top-floor flat with a railing terrace and a glimpse of Gibraltar on a clear day, sold honestly near the bottom of the range. The portals list both as penthouses at face value; we tell you which kind you are actually viewing and what the terrace will cost you to keep.

What does a penthouse cost in Estepona? +

The spread is wide — see the price column above for our current shortlist. A centro or marina top-floor sits well below a New Golden Mile sky-home, and per-m² can roughly double between the two ends of town. Even at the top, Estepona penthouses typically run below their Marbella equivalents.

Do Estepona penthouses make good short-let investments? +

Marina-adjacent and central penthouses tend to out-yield other apartment types on short-let, helped by the redesigned paseo and a season the new seafront has stretched. We have direct sight of this because we run our own rental-management arm. Note a new short-let licence needs a VUT, and in a community building a three-fifths community vote since the April 2025 reform.

What should I check before buying an Estepona penthouse? +

Terrace waterproofing first — top-floor terraces leak, and the new New Golden Mile builds are not immune. Then the comunidad reserve account, lift access to the top floor, and whether the bylaws allow a plunge pool on the terrace.
